The process of Buying a home in Massachusetts

1.Buyer makes an offer with a $1,000 deposit. This deposit along with the signed offer letter are submitted on your behalf to sellers agent by way of email - The offer is Accepted, Denied, or a Counter-offer is given.

2.Once the offer is accepted and signed by both parties, the next step is to have a home inspection (usually within 7 days from the accepted offer date), optional but recommended. We are happy to set this up for you as part of our service to you.

3.ThePurchase and Sales agreement (P&S), which is created by the seller attorney, is given to the buyer?s attorney to review - this is a longer version of the offer letter.? The condo association documents are also reviewed at this step (if required).

?

4.The Final P&S agreement is signed within two weeks of accepted offer, this agreement is reviewed with you by the buyer's attorney. The buyer signs 2copies of the P&S and provides a second deposit (typically 5% of saleprice) to be held in escrow.

5.The fully signed P&S is then sent to the buyer?s mortgage company and the mortgage company begins their work to ensure the mortgage commitment date is met.

6.Approximately 45-60 days of the accepted offer, the buyer/seller/attorneys and agents meet to sign mortgage paperwork/documents and the new ownership is recorded. The keys are given to buyer and you are now a new home owner.
